My deliveries are stolen daily despite property being gated. If you work long hours and arrive home by 7 pm good luck finding resident parking since towing is not enforced so visitors frequently park in resident parking so you end up having to park in uncovered rooftop visitor parking.

Left Bank River Oaks is by far one of the best apartments I have ever lived in! We live in a remodeled unit and the ceilings are really high, the kitchen is very nice and bright and includes a wine refrigerator and the master bedroom is large. There is also room for a good sized dining room table which is hard to find. The finishes are much nicer than all of the new construction apartments in the area. We found when looking at newer construction apartments the flooring and countertops were of... much less quality. The grounds are beautiful which includes a huge park along the bayou for you to walk your dog or get in a little jog. The pool is really nice with several grill areas and is not super crowded or full of young college students which allows for you to relax peacefully in the summer. There is a guard at the gate every night which provides additional security. The office staff is always super helpful and maintenance requests have always been responded to very promptly and they will do anything including changing out lightbulbs! Best of all is the location, it is absolutely perfect! You can get anywhere in the loop in less than 15 minutes and being right on Memorial provides a dream commute to downtown and a short walk to Memorial Park. Overall, I would highly recommend Left Bank!

Pros:
-Location: This location is in the center of everything yet safe. It's walking distance to a few things yet is not so convenient that non-residents wander into the lobby.
-Space: Our apartment is lovely and well-maintained by the property. Every maintenance request has been taken care of promptly but we have never really had any major issues.
-Residents: The other residents I think can make or break apartments and the people that live at Left Bank are on average, really great.
-The pool... and grills: Great space, spots of shade and sun, and chairs can usually be found.
Neutral:
-The Back Property: When we signed, the back of Left Bank was honestly the reason we signed. Other places are nicer or cheaper or have a bigger gym but Left Bank had the walking trail. During a flood, part of the walking trail washed away and a fence has just been built that says dead end. We'd love to see the trail rebuilt in that area so that we can walk with our dog without having to cut through sand. We'd also love to see the back property more fully utilized with either small dog park or more developed seating areas by the pond.
-The gym: There is one so... pro? It's tiny and poorly equipped so plan on a gym membership if that is important to you.
-Online Systems: Everything is done in person including rent, apartment availability, and maintenance requests. It's not horrible but it also seems like an easy fix. Additionally, most notifications are made through a texting system which isn't reliable and the office does not consistently use it (closed early for weather posted on the office door).
Cons:
-Office Hours: The office hours are extremely limited so there is a mad dash at 5:25 pm to try and pick up packages before the office closes. It would be helpful if they would have later hours one day a week or even a different package pick-up door with a code.
-Parking and Security: The gate is completely form over function and the "security guards" do very little. Half the time, you can't even tell if they're in there or not. More than once, there has been a car waiting to check in and a resident will open the gate for themselves and the guard will motion for the visitor car to go ahead and follow the resident in without checking in. Additionally, the parking stickers are never checked so guests feel free to park wherever, despite signs posted. I would personally rather have security cameras or a better gate system that only let one car in at a time.

Very nice quite, clean (both inside and common area), and well managed property. Office staffs are extremely friendly and helpful. Maintenance staffs also friendly and very responsive.

Quiet, spacious, very nicely updated, has a security in the evenings to prevent entry by persons who should not have access to parking garage & apartments area.
Negatives: parking garage is very tight & a bit difficult to maneuver, have seen several accidents re: car trying to go up ramp in parking garage at same time one is trying to go down ramp. Also, very pricey.

Thank you for your review. We are sorry to hear that you are having difficulty getting your packages. We do offer monitored package lockers onsite that are available 24/7/365 and suggest that all our residents take advantage of them as it provides... a better alternative than having packages left outside your door. With regard to parking, we do have a tow company that patrols the garages for us to help with parking issues, but in the event, one must utilize rooftop parking, there are 3 elevators and 4 stairwell entrances to the building.
