Don't move here, run, absolutely a nightmare!
I lived in this apartment complex for three years, and it's going downhill ever since Knightvest management team took over. They simply do not care about their current residents. Dirty complex, old amenities, frequent water shut offs, no dog poop bags, no mailbox to use for over 6 months because it was vandalized and the incompetent maintenance manager lost my apartment key three times and I had to cook in the dark for two months.. Fine, but what... about safety? No security cameras, no guards on-site anymore and gate is constantly open, resulting in my car been marked, I been stalked by strangers and my apartment got broken into. I've lost thousands of dollars but at least the burglars did not harm my dog. The management team showed no sympathy over my incident, and the manager Jessica acted so defensive, stating that my safety is not their responsibility and she even said "sue me I don't care." I never felt so disrespected and disappointed until this very moment. Stay away from this place and those crazy people, not worth the headache!

I've lived here for 2 years. There are plumbing issues from old/cheap pipes that has the water being shut off often without warning to repair leaks usually once a month or so. Current management is renovating the place since they purchased it last fall, but that means that the gate is constantly left open during the day, even on the weekends, for the work crews' convenience. Renovations also means I couldn't use my balcony for a month because of repainting, the pool area for a couple months nor... currently the entire leasing office/center. With the renovations, packages are delivered to doors as the locker system is likewise currently not available.
We don't have a guard, I only ever saw one nearly a year ago for a month. Empty apartments are also rented out for AirBnBs, meaning we often have people without fobs entering and staying for short periods of time. Moreover, I have heard several residents in the last couple months complain of thefts from their balconies and even break ins due to security being so low. This is one of the main reasons I am moving as I no longer feel safe living here.
The location is great, the complex is a pleasing walk and aesthetically pleasing, and the other residents are nice. They spray pretty well for pests and the office and maintenance staff are pretty friendly. But the biggest weakness of the complex is the lack of communication. For example, several of the mailbox panels were busted, leading to our mail being directed to a post office on the other side of the medical center. We received one email about this and then heard absolutely nothing for 4 months. Then they sent an email saying they had tried a solution, it hadn't worked, and so they were going with a Plan B. We finally have mailbox service again after over 5 months. My mail was delayed with this arrangement, I missed important letters.
Yes, the apartments look great. Yes, the location is great. But compared to many other places I've been looking into in the same area, I feel more and more like Kimpton cares more about being competitive with the other complexes nearby by slapping on new coats of paint, some vinyl flooring, and new cabinets for new tenants rather than considering the current residents and their quality of life while living here.

This apartment complex is undergoing renovations after being purchased by an investor that only buys “undervalued apartment complexes” - which just means they want to buy older apartments, do minor upgrades, then jack up the rent. The new management company shows blatant disregard for current residents. From frequent, day long water shut offs with no notice to contractors breaking personal belongings while painting to being forced to not park in our paid for reserved spots for periods of time;... there have been no shortages of headaches. Thus far, all renovations have been purely cosmetic. Once the exterior painting was complete, I witnessed the painters dumping leftover paint into the storm drain that leads directly to the bayou. Pipes frequently leak, leading to mildew and high utility bills. Appliances are constantly breaking and not being fixed properly. Apparently refilling the doggy bag stations is no longer within budget. Half of the residents aren’t even able to receive mail at our address due to the mailboxes being broken for months. All of these issues have been brought up to management, each time met with the same boilerplate response of how much we will love the complex once the renovations are done. However, we will be leaving the moment our lease is up

Thank you for your review and feedback. There are few issues that you have mentioned in your review and I would like to address them individually.
Leaking Pipes, outside contractors, poop bags, appliances – Our maintenance team is dedicated to... ensuring that all requests and preventative maintenance is taken care as we see the need arises or as service requests are called in. Our groundskeeper ensures that the dog stations are refilled daily, but there may be times, especially weekends, where if a station is out, it would be empty until we return on Mondays. In addition, our contractors are held to a high expectation and any issues are addressed as soon as possible.
Water outages – While this has been an ongoing issue (even before our ownership) I will admit that we did not know the extent of it until we experienced it ourselves. Now knowing what the actual issue is, we have been working with AAA Plumbers to replace what is needed for the main water pump to work efficiently. This will drastically limit the number of community water outages that Kimpton has experienced.
Renovations being purely cosmetic – A big portion of the interior renovations do appear to be cosmetic and this could be because the finish product is so beautiful. However, as the contractors are completing the renovations any behind the scenes issues are addressed at that time. This is the same for the exterior renovations. We actually did extensive wood and beam replacements though out several buildings in the community.
Mailboxes – We had 3 panels that were compromised and after several attempts to purchase and install the needed parts they ended up not being compatible with the USPS locks. These were the only panels that had service interrupted. We are installing all new panels Monday, May 16th and Tuesday, May 17th. USPS is scheduled to install their locks on Wednesday, May 18th and from this point mail will begin to be delivered on a normal basis.
Our main goal with these renovations’ are for current residents to see the improvements being made and to be excited about using the new facilities once they are completed. It does sadden us to hear that your experience has not been pleasant and that you’ve decided to not renew your lease. If there is anything that we could do to change your mind, please feel free to contact the office.

Complex is dirty, amenities are old/broken, water gets shut off monthly without notice, mailbox is broken so you have to go to the post office, less free parking now, no security cameras or staff, front office does not follow up on issues/requests.

We are in the midst of a full exterior and interior renovation and at times all the demolition debris can be overwhelming. We have increased the pick up times for the construction dumpster and are continuously cleaning up around the community. The... amenities are older and are in need of repairs and this is the exact reason why we are going through a major renovation to upgrade the fitness center, business center and leasing office. Once this project is complete residents will get to enjoy a brand new state of the art facility! As for parking, we have a 4 story split level garage along with surface level parking for free. We strive to ensure that we return all missed calls or respond to emails daily, but if we missed responding to anything for you please stop by the office. Thank you for your review. It's convenient if you work at the Medical Center but that's about it. A section of mailboxes (> 100 apartment units) has been broken for 3 MONTHS! Residents have to go to the post office to get the mail.

Unfortunately, we did have 3 panels with damaged locks and finding the replacement parts has been harder than expected. Because of this issue and the age of the boxes, we had to go with replacing all of the panels instead of just repairing the... 3 that were damaged. We apologize for the inconvenience this has caused our residents and we look forward to having the new panels installed very soon.

This is challenging when there is so much going on that needs to be communicated.
