Lease Terms & Responsibilities:

Utilities & Maintenance: The Tenant is responsible for all utilities, including water, sewage, internet, and electricity. The tenant is also responsible for all landscaping and exterior upkeep, this includes from the face of the back fence to the centerline of the back alley.

Subleasing & Occupancy: Subleasing is strictly prohibited. All occupants must be explicitly listed on the lease. Landlord must be advised of guests staying longer than 7 consecutive nights in a 30-day period. They are required to sign a Guest Agreement for extended stays.

Insurance Requirements: Renters insurance is required. All tenants must be named on the policy, and homeowners must be listed as additionally insured. Evidence of insurance must be provided before the move-in date. Policy must be for $500,000.00.

Parking: Tenants may park on the street or in the front driveway. Parking on the concrete at the rear of the house is prohibited.

Move-in Requirements: The first and last month's rent must be paid in full on the move-in date. Renters insurance as mentioned above.

Washer/Dryer are provided and must stay in the house.

Lease Termination: A 60-Day Notice of early termination is required. Breaking the lease requires a payment equal to 1.5x the monthly rent. (Example: If monthly rent is $3,600, the termination fee is $5,400.00).
